Atulya Smart Homes is a new trend in Indian realty. Annai builders is striking the realty market with their fully functional and affordable housing units.

They are offering flats for less than Rs.10 lakhs, not in the outskirts of chennai or in sub-urban areas, but within city limit. All their sites are accessible by Metro Bus service.

Their projects in Perumbakkam, Tiruvottiyur, Anakaputhur, West Tambaram, Madambakkam are sold out on the same day of launch. When many builders are struggling without takers for their fully constructed flats, Smart homes projects are booked even before the pillars are erected or the construction is yet to begin.

They hit the recession prone market with a luring price. Rs. 6 lakhs, Rs. 8 lakhs. Now for Rs.9.8 lakhs in Keelkattalai, not near Dindivanam or Chengalpet, or other state border.

As per my awarness, No builder has conceived such a pricing and project to target middle class and lower middle class people. Of course, it will be an easy prey for property investors too.

By and large, Smart Homes has given a hope to lower income people to avail their low cost houses. Their 'sold out success', is a clear indication that soon many builders will follow their path.

We have to wait till more builders compete with Smart Homes, so there will be more options in low cost houses. We have to resist our temptation for higher emi for next twenty years or so.

Real estate seems to be a buyers market now. The demand is dictating the supplier.
