Apartment Maintenance Issues
Apartments - Popular from the last decade. While we r going on the road, take any road, within every 0.5 Kilometer 1 apartment will be there, that too on both sides of the road. Nowadays apartments have become the best living place.
The first reason y apartment is choosed is because of its safety.
24 / 7 Security is provided. As both husband and wifeâ€™s are working, security has become the priority.
Then most of the apartments have childrenâ€™s park area so the childrenâ€™s are playing safely within the compound.
And mostly shops are within the complex, so shopping could also be done with in the building which is an added advantage.
But the worst part could be the maintenance if not properly handled. Any Apartment will form a committee for maintaining it and elect people for treasurer, secretary and president.
What comes under Apartment Maintenance?
1. Cleaning the common area.
2. Providing 24/7 Security
3. Collecting garbage from each house everyday.
4. Cleaning the swimming pool.
5. Maintaining GYM
6. Having a Person for plumbing work or electrical work.
7. Person for Water Administration like switching on/off the motor.
In short, maintenance committee should have people to solve any problem that is happening out of individualâ€™s house.
Security - The person should be from a trusted entity/organization. Next security person should not take leave, or else if he takes leave, another person has to replace.
This was a problem few years back, as apartments itself appointed a person for security. But nowadays there r lot of organization which will provide security persons. So if a person is on leave it is the company's responsibility to replace with someone.
The next biggest problem parking:
Committee people will lay new new rules related to parking like car parking allowed for only 1 car per one house, so r they instructing us not to buy a second car when we r affordable or are they telling us to put our vehicles on the road ? :). They will try various strategies, but nothing will work out.
Its just 1 example, lots r there likes this. So managing parking is a very big challenge for the maintenance.
Summer times are the best for water problems. They have to arrange for more water lorries otherwise people day to day activity will get spoiled.
Security is only the best benefit in apartments but for which we pay more as maintenance cost.
Maintenance cost is increasing nowadays beyond logic. We give so much money but the benefits are not that much worth. Still we have to fight for our needs which not all common man will do, so we have to compromise on these things even if we had paid so much for maintenance.
But on the other side, itâ€™s not so easy to manage maintenance in an apartment. The have to face lot of problems which includes apartment politics (Getting the post), adjust with people who boss around the apartment, and have to fight with tough peoples and make them understand the reality.
